Are There Many HUD Houses For Sale?
With the recent downturn in the housing market, the home market in this country is being flooded with
foreclosures and many of these foreclosures are HUD Homes. With the housing market in the condition it is in, it is
certainly a great time to buy foreclosed homes either as a home to live in or as an investment.
With the elimination of most of the low or no down payment programs there has been and should be in the future
more homebuyers using FHA home loans to finance their new homes. This also means there will be more FHA
insured loans going into foreclosure in the future thus producing more HUD foreclosed homes for sale.
HUD houses for sale are homes that where
financed with FHA home loans that have been
foreclosed on. Because credit is so tight in today's mortgage market FHA home loans have become the major source of
mortgages. As stated above, with the increase in FHA mortgages means more FHA
loans that will go into foreclosure which results in a lot more HUD foreclosed properties coming on the market.
This is of course is bad news for a lot of homeowners but could be good news if you are looking to buy a home or
looking to get into the real estate market as an investor.
Currently in some parts of the country you can by a HUD home with only a $100 down payment. This is a
great program for owner-occupants only and it is not available for investors. You can get more information on
the HUD $100 Down Payment Incentive Program by clicking here or going to
http://www.hud100downpayment.com/.
But you need to know what you are doing in buying HUD homes and that is what this site is all about.
Buying A HUD Home | Why Would You Want To Listen
To Me?
First, I want to give you some background on myself and how I became an expert on
government owned homes. I am a full-time real estate Broker in central
Indiana. I am a CPA with a business degree from the University of Indianapolis.
I began my real estate career 13 years ago. I always had an interest in real estate and had done some real
estate investing over the years. When I became a Realtor I started educating myself on HUD Homes. I read everything
I could about them and using by CPA skills I would analyze how they were marketed, when to buy them, and how much
to pay for them.
"On paper" analyzing is great, but the best experience was buying and selling many government foreclosed homes
over the years for myself as investments and also for my clients. Now in our real estate office of about 40 agents
I am considered the HUD Home Expert.
I believe government foreclosed homes offer great profit making opportunities. I have make mistakes and I want
to keep you from making the same mistakes. Whether you want to buy a home or invest in real estate, HUD foreclosed
homes should be part of your research.

You may think buying HUD Homes involved a lot of repairs and that all HUD Homes for sale are fixer-uppers.
That may be the case in some cases, but most of them just required some cosmetic repairs such as carpet and
paint. You just need to view the ones in your area and have a real estate agent keep a watch for new ones that does
not require a lot of repairs.
Even if they do require a lot of repairs, FHA has a loan program called the Streamlined FHA 203K Loan. It is for
non-structural repairs up to $35,000. You can get more information on this FHA loan program by clicking Streamlined FHA 203K Loan.
The process HUD uses to put HUD Homes for sale on the market is similar in
each state, but you need to check with an experienced real estate that know the process in your state for buying
HUD Homes.
